What's Not Included

Our fees cover the investigative work, analysis, and sworn affidavit. These third-party costs are separate and billed at cost with receipts.

County Recording Fees

Fees charged by county clerk offices to retrieve certified copies of recorded documents. These vary by county, typically $1 to $5 per page.

Document Retrieval Costs

Costs for obtaining loan documents from lenders, servicers, or third-party retrieval services. Some charge for producing original loan files.

Good news: In many cases, we can work with documents you already have or that are available through public records at no additional cost. Third-party fees only apply when we need to order certified copies or retrieve documents you do not have.

Money-Back Guarantee

If our investigation finds nothing, you get a full refund. No hoops, no arguments. We stand behind our work because we know what we are looking for.

Pricing FAQ

Is payment required upfront?

Yes, the investigation fee is due before we begin. For the Chain of Title Analysis and Mortgage Fraud Investigation ($2,600 to $3,500), payment is collected via Stripe before work starts. For custom investigations, a deposit may be required with the balance due upon completion, depending on the scope.

Do you offer payment plans?

For custom investigations above $1,500, we can arrange a payment plan. We will discuss this during your free consultation. The Chain of Title Analysis and Mortgage Fraud Investigation at $2,600 to $3,500 is a flat-fee service and does not qualify for payment plans.

What is not included in the price?

Third-party costs are not included. County recording fees, document retrieval fees, and expedited court filing fees are billed at cost. If we need to order certified copies of recorded documents from a county clerk, those fees are passed through to you with receipts. Our fee covers the investigative work, the analysis, and the sworn affidavit, not third-party government fees.

What happens if you find nothing?

If our investigation finds zero irregularities, defects, breaks, or problems in your mortgage documentation, you receive a full refund of the investigation fee. This is our money-back guarantee. Third-party costs (county fees, document retrieval) are not refundable. See our guarantee page for full details.

Why do you show pricing when competitors do not?

Because transparency is part of how we operate. Most mortgage audit services hide pricing because they want to get you on the phone and upsell. We prefer to let you make an informed decision. You know the cost before you commit, and there are no surprise fees.

Not Sure Which Investigation You Need?

Free consultation. We assess your situation and recommend the right service. No upselling.
