  • Mortgage fraud investigations
  • Quiet title investigations
  • MERS audits

Our services produce investigative findings and reports based on documents and public records. We serve clients nationwide from our office in Manor, Texas.

3. Not a Law Firm

Mortgage Compliance Investigations LLC is not a law firm. We are not attorneys. We do not provide legal advice, legal opinions, or legal representation of any kind. Nothing on our website, in our reports, or in any communication with our staff should be construed as legal advice.

Our investigative reports are not a substitute for legal representation. If you need legal advice or representation, you should consult a qualified attorney licensed in your jurisdiction. We work alongside attorneys and can provide investigative findings to your attorney at your request, but our role is investigative, not legal.

4. No Guaranteed Outcomes

We investigate mortgage documentation and report our findings. We do not guarantee any particular legal outcome, including but not limited to stopping foreclosure, voiding a mortgage, winning a lawsuit, or achieving any specific result in any legal proceeding.

Our findings may reveal irregularities, defects, or breaks in mortgage documentation. What you or your attorney do with those findings is beyond the scope of our services. Legal outcomes depend on many factors outside our control, including the decisions of courts, the actions of lenders and servicers, and the strategy of your legal counsel.

5. Investigative Findings

Our reports are based on documents, public records, and information available to us at the time of investigation. Findings are investigative in nature, not legal conclusions. We identify irregularities, inconsistencies, and potential defects in mortgage documentation, but we do not determine whether any finding constitutes a legal violation or is actionable in court.

The completeness and accuracy of our findings depend on the documents and records available. If relevant documents are missing, incomplete, or not provided to us, our findings may be limited. We are not responsible for findings that are affected by information we did not have access to.

6. Payment Terms

Pricing for our services is quoted based on the scope and complexity of the investigation. Unless otherwise agreed in writing, payment is due before work begins on most services. Specific payment terms for your engagement will be communicated to you before you agree to proceed.

Money-Back Guarantee. We offer a money-back guarantee on our investigations. If we conduct a full investigation and our report contains zero documented irregularities, defects, or breaks in your mortgage documentation, you receive a full refund of the investigation fee. The guarantee applies to the investigation fee only and does not cover third-party costs such as county recording fees or document retrieval fees. If our report contains any finding, the guarantee does not apply.

Payments are processed through Stripe, a secure third-party payment provider. We do not store your full payment card details.

7. Intellectual Property

All content on our website, including text, graphics, logos, design elements, and branding, is the property of Mortgage Compliance Investigations LLC and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from our website content without our written permission.

Investigative reports and findings prepared for you are our intellectual property. You receive a copy for your personal use and may share it with your attorney at your request. You may not reproduce, publish, or distribute our reports or findings to third parties without our written consent, except as required by legal process.

8. Limitation of Liability

To the fullest extent permitted by law, the total liability of Mortgage Compliance Investigations LLC, its owners, employees, and agents for any claims arising from or related to your use of our website or services shall not exceed the total amount of fees you paid us for the specific service that gave rise to the claim.

In no event shall we be liable for indirect, incidental, consequential, special, or punitive damages, or for loss of profits, loss of property, or loss of use, arising from your use of our website or services, even if we have been advised of the possibility of such damages.

9. Indemnification

You agree to indemnify and hold harmless Mortgage Compliance Investigations LLC, its owners, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorney fees) arising from your use of our website or services, your violation of these terms, or your violation of any rights of another party. This indemnification obligation survives the termination of your engagement with us.
